ES Windows Window Installation: The Boca Raton Owner’s Guide

ES Windows window installation in Boca Raton typically runs $185 to $420 per window for a full remove-and-set, depending on whether we’re dealing with a standard single-hung or a larger fixed picture unit. We stock the installation hardware, shims, flashing, and sealants ES Windows calls for, and on most service calls we can complete the work the same day the parts are on the truck. The way most Boca Raton homeowners discover their ES Windows installation has failed is through a draft that wasn’t there last winter, a sash that suddenly drags against the jamb, or a line of water staining the drywall after a hard afternoon storm off the Intracoastal.

Call (561) 264-1337

What most people don’t realize is that ES Windows are built to tighter frame tolerances than a lot of the inventory moving through South Florida supply houses. When the original install was rushed, or when a cheaper crew used generic shims instead of the ES-spec spacing, the frame starts working against the glass instead of with it. In Boca Raton’s salt air and humidity swing, that shows up faster than it would inland.

Dale Kessler learned the difference between a true frame and a close-enough frame from his father, who spent weekends replacing jalousie windows throughout Boca Teeca. We carry that same standard onto every ES Windows job we set.

Which ES Windows Models This Applies To

ES Windows is a Miami-based manufacturer, and their product line splits into a few families that show up regularly in Boca Raton homes: the ES 700 Series impact-rated line, the ES 350 Series for non-impact applications, and their fixed and casement units that often go into mid-rise and coastal condo work. Each series uses a different frame depth and jamb profile, which means the installation method isn’t interchangeable between them. A 700 Series impact window needs a deeper rough opening and a different anchoring schedule than a 350 Series unit, and getting that wrong is a common reason we’re called out to reset an install that’s only two or three years old.

If you’re trying to identify exactly which window you have, look for the etched logo on the glass, usually in the lower corner facing the interior. ES Windows etches their brand mark into the tempering, and next to it you’ll find a series number and sometimes a manufacturing date code. We match parts and install specs to that series number, not to a guess.

On OEM versus aftermarket parts: for installation hardware like corner keys, balance systems, and weatherstripping, we prefer ES-spec components because the channel dimensions matter. Generic aftermarket balances will fit the pocket but won’t carry the sash weight the same way, and six months later the window starts dropping or binding. We carry both on the truck and we’ll quote you the difference in writing, but for ES Windows specifically, the OEM hardware pays for itself in not having to do the job twice.

TruePane Windows & Doors is an independent service provider. We’re not owned by or affiliated with ES Windows. We work on their products because we know how they’re built and how they fail, and because a lot of the ES-interested customers we meet have already spent good money once and don’t want to spend it again.

Signs Your ES Windows Window Installation Is Failing

  • The sash scrapes or sticks when you open it. This almost always means the frame has shifted out of square, either from settlement or from an install that was never shimmed correctly in the first place. The glass is fighting the jamb, and continued use wears the balance and the weatherstripping faster than it should.
  • You feel a draft even when the window is locked. Air movement around a closed ES window points to weatherstripping that’s compressed or pulled away from the frame, often because the install left gaps between the frame and the rough opening that were never insulated or sealed. In Boca Raton, where the AC runs ten months a year, that draft is money leaving the house one month at a time.
  • Water stains appear on the interior drywall below or beside the window. This means the exterior flashing or the sill seal has let go. Coastal rain drives sideways, and if the pan flashing wasn’t lapped properly under the sill, water finds a path inside. Left alone, this rots the framing under the stucco and turns a service call into a wall rebuild.
  • The window no longer locks, or the lock studder-feels loose. When a frame is racked even slightly, the lock points no longer line up with the keepers. Owners often assume the lock is worn out. More often, the frame has moved and the lock is just along for the ride.
  • The glass fogs between the panes in the morning. A failed IG (insulated glass) seal lets humid Boca Raton air into the space between the glass. If the install compressed the frame, the seal fails years ahead of schedule. This is a glass replacement, not a full window replacement, but it’s worth flagging because a fogged seal is how most owners first learn their installation wasn’t done right.

Replacement Cost & What’s Included

The installed price for ES Windows window installation work in Boca Raton spans $185 on the low end for a straightforward re-set and reseal on a smaller 350 Series unit, up to $420 when we’re pulling and reinstalling a larger 700 Series impact window with new anchoring hardware and fresh flashing. The range comes down to a few things: the window’s size, whether it’s impact-rated, how much of the existing flashing and sealant has to be cut out and redone, and whether the rough opening itself needs repair before the window goes back in.

Every quote we give is a written line-item estimate, not a lump-sum guess. You’ll see the cost of the hardware, the cost of the materials, and the labor broken out. If we open up the opening and find something the previous installer left behind that has to be fixed, we’ll stop, show you what we found, and get your approval before we do anything beyond the agreed scope. We don’t tack on change orders at the end and call it a surprise.

The work itself is covered by our Done Right Promise. If it isn’t squared and sealed correctly, we come back and make it right, no paperwork fights and no arguing. Your manufacturer warranty stays intact because we register it in writing before our truck leaves your driveway.

DIY or Call Us?

There is a version of this job a homeowner can do themselves, and a version they should not attempt. What you can safely do: inspect the visible weatherstripping for gaps or compression, check that the weep holes on the exterior sill are clear of debris, and watch where air leaks are coming from with a damp hand on a windy day. That’s diagnostics, and it’s useful information to have when you call.

What you should not do is pull an ES Windows frame out of its opening and try to re-set it yourself, especially an impact-rated 700 Series unit. Those windows are heavy, the anchoring has to be precise, and if the flashing isn’t layered correctly the first time, you won’t know until the next storm pushes water through the wall. We’ve reset more than a few homeowner attempts, and the repair always costs more than the original service call would have.

If you’re in Boca Raton and the window is telling you something’s wrong, call us at (561) 264-1337 and we’ll walk you through what we think you’re looking at. The estimate is free, and there’s a live person on the other end of the line, day or night.

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."

BBill T.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."

RRonald P.
★★★★

"Energy bill was the reason we called. They did not oversell - said the two worst walls of windows would do most of the work and we could stop there. Did those eight with the Low-E glass. August electric bill tells the story."

HHarold W.
★★★★

"Sliding door had been dragging for years. They quoted a repair first, said the track was shot, then priced the replacement both ways on paper. No pressure either direction. Door glides with one finger now."

CCarol M.
★★★★

"Quote was the price, which after three other bids that grew legs was worth something. Double-hungs went in clean, they hauled the old ones, and the registration paperwork for the warranty came in the mail like they said."
